The largest moving part in your entire home is your garage door. It is used multiple times per day. In order to keep your garage door operating smoothly for decades to come, it is very important that you make the time to perform regular inspections as well as scheduling preventative care and maintenance.

Here are 10 things that all homeowners can do:

Be Aware

An important precautionary step is to observe how your garage door performs action every time you use it. Things to consider are: Does it run smoothly?  Is the mechanism jerking in certain places? In order to avoid costly repairs, you must act immediately and schedule service from a reputable garage door repair company.

Tighten up All Hardware

In case you didn’t know, an average garage door moves up and down more than a thousand times a year. This means that a lot of movement and vibration is involved, and this can loosen the hardware.  Make sure to check all the roller brackets and bolts with a socket wrench.

Test the Garage Door Balance

First, examine to see if your garage door is properly balanced. If not, the garage door opener will have to work harder, which only means it won’t last as long. Once you disconnect the opener by pulling the release handle (usually looks like a red cord), manually move the door about halfway up. If the door doesn’t stay put, the counterweight system (springs) will be improperly balanced. At that point, do not try to perform the work yourself, and instead hire a professional garage door service repair company.

Inspect and Replace the Rollers

The rollers must be inspected twice every year, and replaced every seven years or so.   Roller replacement is dependent on how much usage your garage door gets.

Check for any worn, chipped, or cracked rollers, and have them replaced as soon as possible.  Do not attempt to service the garage door yourself as this can be extremely dangerous.  Contact a professional garage door service repair company to do the work for you.

Make Sure to Replace the Weather-stripping

If you notice the rubber weather seal strip on the bottom of your door is brittle or cracked, replace it right away to keep the elements out of your house. Weather stripping is sold by the foot, and can be purchased at any hardware of home improvement store.

Conduct a Reversing Mechanism Test

This test only applies to doors with automatic openers.  First, open the door completely, lay a 2 x 4 piece of wood on the ground, below the garage door.  Push the button to close the door shut. Consequently, the door should automatically go into reverse once the door hits the wood. In case your garage door does not automatically reverse after hitting the wood, then we suggest scheduling a service call with a professional garage door service repair company.

Check the Cables

For your own safety and security, you should never attempt to move the high-tension cables that lift your door.  These cables have extreme force, and this could put you at risk.   It is highly recommended to check your garage door cables regularly, and avoid any costly repairs in the future.  Another thing to look for is broken strands as well as any damages near the bottom roller bracket.

Clear the Tracks

One thing to remember is to make sure the tracks on either side of the door are free from debris.  The best option for you is to contact a professional to conduct any major adjustments to the tracks.

Revive Your Garage Door

Wooden garage doors are susceptible to water damage and warping.  You may also notice that some of the paint may be chipped or peeled.
