REPAIRS AND MAINTENANCE

R&L Overhead Door offers standard repair and maintenance of all garage doors, openers, and parts. Our signature tune-up includes 20-point safety inspection to give you peace of mind. We are dedicated to prolonging the life of your garage door.

Garage Doors are typically the largest motorized moving instrument in your home. Garage door safety, quality, and reliability are always key for peak performance and for protecting your family. As a courtesy to our customers, R&L Overhead Door provides a complimentary 20-point safety check with any scheduled service. If any of the items in the safety check fail, the expert technician may recommend service for additional garage door maintenance or repairs.

Garage doors have many moving parts. If each part is not given the proper maintenance, it can fail. We have identified 20 separate elements that are important to inspect for optimal garage door use. We encourage customers to ask any questions that they may have.

The 20 points include the following:

  • 20 point safety inspection
  • Door balance
  • Door balance
  • End bearing
  • Tracks
  • Bottom Seal
  • Forces
  • Springs
  • Cables
  • Rollers
  • Bottom/Top Brackets
  • Sensor Eyes
  • Torsion Tube
  • Drums
  • Panels
  • Swing Arm
  • Belt/Chain Tension
  • Center Bearing
  • Hinges
  • Struts
  • Operator
  • Travel Limits

Door Balance – We check that the balance of the door is not tilted in one direction or another. This can impair the door’s functionality.

Springs – We make sure the spring (or springs) is working properly. Depending on the makeup of the garage door, springs are generally located in the middle of the lifting function of the door.

Cables – Safety cables keep a broken garage door spring from flying around the garage. We inspect all cables to determine whether they are functioning properly or require replacement.

Rollers – We will examine the rollers to determine whether they need to be adjusted or replaced.

Sensor Eyes – As a safety precaution, the sensor eyes identify whether an object or person is located below the garage door. If something is below the door, the sensor eyes will not allow the garage door to close. We will test and inspect the sensor eyes.

Belt/Chain Tension – We will test the entire belt of chain tension
for proper functionality.
